They are grouped by the kind of move each client was making, because the questions a seller has are not the questions a first-time buyer has, and neither of those are the questions someone relocating to Fredericton from another province has.

What comes up most often

Three things show up in these reviews more than anything else, and they happen to be the three things I work hardest at.

The construction background. I came into real estate from the trades, and I still walk a house that way — deck framing, foundation, roof, ducting, moisture. Clients describe it the same way over and over: that I flag what is going to cost money later before they write an offer rather than after. That is deliberate, and it is the single most useful thing I bring to a showing. Buying a home in Fredericton walks through how that fits into the rest of the purchase.

Straight numbers. Fredericton is a market where the average list price and what a home is actually worth can be two different conversations. I would rather give you the honest number and lose the listing than win it on a price that sits. If you want to see where your own home sits, start with what your Fredericton home is worth.

No pressure. More than one review says some version of “he never pushed us.” If a house is wrong for you, the fastest way for me to lose your business permanently is to talk you into it.

From sellers

Rob is an amazing realtor! He sold our minihome and helped us find our new home. He basically does the job of a home inspector and realtor when viewing properties, and is very knowledgeable with potential issues and how to fix it. He takes the time to answer all questions and help figure out if a home is right for you. He also goes above and beyond with his sales, whether big or small. Including in the realtor fee comes the pictures, video, 3D Matterport, etc. During our open house, he had brochures and everything. He makes your house stand out. We cannot recommend him enough, and we would without a doubt use him again (but hopefully not because we don’t plan on moving 😂)

Rob just sold our house before he was able to publicly list it! We contacted him on a Monday. He did his walk through on Tuesday, photos on Friday, showing on Saturday, offer on Sunday. We got what we were after. This was our second experience using Rob’s services. He sold our townhouse in 2014 and helped us buy the house we just sold. With this sale, Rob went above and beyond by taking care of numerous details after the sale, up until the closing date. We moved out of the province one month prior to the closing date. Rob ensured the close was completed without issues which took any stress off of us. I would highly recommend Rob. He is very knowledgeable about buildings as well as real estate and is very attentive to your needs.

Rob was absolutely amazing to work with while buying our first home and truly went above and beyond for us. When the house we ended up buying came on the market, he immediately thought it could be the right fit for us and made sure we were the very first people to see it. He even arranged for someone else to cover his open house so he could take us to a private showing right away, which gave us the chance to be the first to submit an offer. He was incredibly responsive, knowledgeable, and thorough, answering every question in detail and making us feel confident throughout the entire process. His knowledge of homes goes far beyond the typical buying process. He noticed and explained many of the same things our home inspector later pointed out, and helped us understand details we never would have thought to look for ourselves. He even fixed our broken pool filter which was not expected and greatly appreciated. He kept us organized, clearly explained every next step and deadline, and genuinely took so much of the stress and work out of buying our first home. Rob was referred to us by a friend when we were looking at purchasing a house around Fredricton. We had a change in plans and ended up looking in the Quispamsis area. Rob was more than willing to travel an hour away, multiple days in a row to show us houses and even came to help us pick flooring for our new build purchase. His construction knowledge was invaluable when determining costs we might have incurred with various properties, as we looked at both fixer uppers and new builds. He was able negotiate a price we were happy with and a quick closing. Even after purchasing he has been available to assist with a few issues with our builder. Rob is knowledgeable and friendly and willing to go the extra mile for his clients. I highly recommend him.

Rob is an outstanding Real Estate agent. He goes above and beyond to find you your perfect home. As first time home buyers and being posted to New Brunswick with the military, we really didn’t know what to look for. We recently moved to NB from another province and interviewed 4 realtors before settling with Rob. Working with Rob was one of the best experiences of professionalism I’ve encountered. 3 things stood out for us: 1. Coming from a builders’ background, he actually went and look at the structural components of a house from a place of knowledge. Having this level of expertise really assured us in weeding out the overpriced fixer-upper’s from the well built candidates. You just won’t get this with other realtors who have no interest in looking at deck foundations or ducts. His YouTube channel gives Mike Holmes a run for his money. 2. He really knows his numbers and what fair and over/undervalued valuations look like per house in this tempestuous market. Other realtors insisted we’d have to pay a lot more and need to go to a certain area, but he shot from the hip with giving us excellent advice on fair valuations and areas to look in or avoid. His market assessments were extremely accurate compared to closing prices. 3. One is ultimately in society and working with people and we found him to be affable, courteous and an excellent listener. It’s not a word I use lightly but we trust him and will work with him again in a heartbeat. Absolute salt of the earth. Rob is a gentleman and I hope this review serves to get him more attention because he simply is the best there is out there.

What an incredible experience we had working with Rob!! I guess we were the most irritating customers he got, so many questions, so many panic calls, but he was always calm, ready to answer all our queries with a smile always. He does not show houses, he lets you know details which you will never ever think of, he is so incredibly knowledgeable. We found our first house in Canada becasue of him. Rob is MORE than a 5 star realtor. I have used Rob as both a buyer and a seller - and I can tell you from both perspectives, he is the person you want in your corner when you're buying or selling a home. As a buyer, here is where I felt Rob's strengths were: -Sending listing before they event hit the market & scheduling showings as soon as possible -Listening to what I wanted in a home (and sometimes knowing what I needed even if I didn't) - Patience. Not rushing me to purchase something just to purchase. -Honesty -Construction & carpentry knowledge (Rob knows how to look beyond a new paint job to see the pros/cons of a home at its core) -Availability (he accommodated my schedule) -Responsiveness (he always responded incredibly quickly) -Neighbourhood details because he knows the city and surrounding areas - not just the demographics on a spreadsheet -Innovative suggestions on how to make an offer that gets noticed As a seller, Rob provided the following: -A realistic assessment of the market -Options for increasing the price/value of my home - and opinions on if renovations would actually increase my overall profit -Estimates on what those renovations could cost based on his personal experience -Recommendations for professionals (electricians, carpenters, etc.) who could fix issues easily both before and while on the market -Utilising his network to expand the reach out my property listing which resulted in a VERY short time on the market and an accepted offer within days -Professional photos and virtual staging that showed the potential of my home to prospective buyers -Solid advice on the offers I received without pushing me into accepting one that was not best for me Rob consistently shows up for his clients. He goes ABOVE & BEYOND. A few examples: -Consistently met me at my place of work to make it convenient for me -Worked with my schedule and was not pushy to move any quicker than I was ready for - but gave me realistic advice on why we should move quicker/slower -On closing of my sale, the other realtor noticed the oven wasn't working so Rob went out immediately and bought/installed a new oven heating element within an hour and had the oven working again. It avoided a delay in closing. -Brought a folding ladder in the trunk of his car to listings so he could check the property from every angle. -Left me a closing basket filled with items that were thoughtful for the whole family (dogs and kids included) that were all locally sourced products (support local!). In my opinion, you couldn't find a better realtor. And if ever I need another realtor, Rob will be my first call.
