What happens on a first call

It is short. What you are trying to do, roughly when, and what would make it work. If you are selling, I will ask about the property and what is driving the timing. If you are buying, I will ask what you have been approved for, what you have already looked at, and what you keep ruling homes out over — that last one usually tells me more than the wish list does.

There is no obligation and nothing to sign. If it turns out the timing is wrong, or another agent is a better fit for what you need, I will say so.

Worth having ready, but not essential

• Selling: the address, roughly when you would want to be moved, and anything you have already had done to the house.
• Buying: your pre-approval amount if you have one, your timeline, and two or three areas you are considering.
• Relocating to Fredericton: your posting or start date, and whether you need to be near a particular school, base or workplace.

If you have none of that yet, call anyway. Working it out is part of the job.
