Reading the numbers correctly

The benchmark is not an average. It tracks a constant, typical home, so it cannot be moved by which properties happened to sell in a given month. In September 2026 the regional benchmark rose 4.4% year over year while the average sale price rose 13.5% — both figures are correct and they measure different things. In August the gap ran the other way.

The apartment benchmark rests on five sales in the entire region in September 2026. It is excluded from the table above for that reason; ask if you need it.

Coverage. Areas with insufficient sales are excluded from the HPI. There is no sub-area E2, and Barker’s Point is not broken out separately.
