Some things about a house are easier to show than to explain in writing. Everything below is from my own YouTube channel, grouped by what you are probably trying to work out rather than by the order it was filmed.

Thinking about selling
Market commentary, when I have something worth saying about it. I would rather post a few times a year with real numbers behind it than monthly with filler.
If what you actually want is the numbers for your own situation rather than the market’s, the seller net sheet calculator works out what you would walk away with after commission, HST, legal fees and mortgage payout. How to price a home in Fredericton covers the part that decides everything else.
Home maintenance and repairs
I do a lot of my own work on houses, and these are the jobs that keep coming up around Fredericton: heat recovery ventilators nobody has ever serviced, dryer vents packed with lint, motors and pumps that get replaced when they could have been repaired for a fraction of it.
That distinction is worth real money whether you are staying put or getting the house ready to list. A quote to replace an HRV and a quote to replace its motor are not close to each other.
Air Exchanger Not Working? Don’t Replace It, Fix the Motor
A seized HRV motor is one of the more common replacement quotes I see homeowners get. Here is the repair instead, start to finish.

How to Clean Your Dryer Vent (Step by Step)
A blocked dryer vent is both a fire risk and something a home inspector will write up. It takes about half an hour.

Broken Hayward Pool Pump. Can I fix it?
Working out what has actually failed on a dead pool pump before paying to replace the whole unit.

If something in your house has you worried rather than curious, I keep a plain-language guide to the problems that come up most often in Fredericton homes and what each one realistically costs to deal with.
Buying and selling in Fredericton
These are older and they show it, both from early 2020. I am leaving them up because the Gagetown one in particular still gets watched every posting season, by families who are being moved to this area and have never set foot in it.
The current and much more detailed written versions are here: buying a home in Fredericton, selling a home in Fredericton, first-time home buyers, and the New Brunswick closing cost calculator.
Home tours from past listings
This is an archive, and I will say plainly that most of it is from 2019. Short walkthroughs, roughly a minute or two each, of properties in Fredericton, Hanwell, Burtts Corner, Durham Bridge and the surrounding area. All of them have long since sold.
They are still worth keeping. If you are trying to picture what houses on Crocket Street or out along Route 104 are actually like inside, these are a better reference than a listing photo gallery. And the before-and-after pair on Summerhill Row shows the difference preparing a house properly makes, which is the single hardest thing to persuade a seller of in words.
What I shoot now looks nothing like this. Current listings get cinematic video, drone and aerial work, and a Matterport tour, every time. How I market your home walks through what that involves.
