Fredericton Real Estate FAQ

Straight answers to the questions Fredericton buyers and sellers ask me most. If yours isn’t here, call or text (506) 261-7373.

What does it actually cost to close on a home in Fredericton, on top of the price?

On top of your down payment, budget roughly 1.5–2% of the price. In New Brunswick that means land transfer tax — 1% of the purchase price or the assessed value, whichever is higher — plus legal fees, a home inspection, and adjustments for prepaid property tax. On a $350,000 home most buyers need $27,000–$30,000 in cash all in.

I’m being posted to CFB Gagetown — where do military families usually buy?

Oromocto is closest to the base and the most common choice. Plenty of families also look at Lincoln, Waasis, Rusagonis or the south side of Fredericton for schools and a 15–25 minute commute. What fits depends on posting length, schools and whether you want land. If you’re not here yet, I’ll walk you through it by video.

How much is my house worth in Fredericton?

Online estimates lean on assessment data and miss condition, updates, and what’s actually selling on your street. I’ll come through in person and give you a free, no-obligation evaluation — recent comparable sales, what you’d be competing against, and an honest range. Call or text (506) 261-7373.

What should I check before buying an older home in Fredericton?

Roof age, moisture in the basement, the foundation, wiring — knob-and-tube or aluminum in older stock — and the age of the furnace or heat pump. I spent years in residential construction before real estate, so I’ll tell you what I’m seeing on a walkthrough, then bring in a qualified inspector for anything that matters.

Which areas around Fredericton do you cover?

Fredericton itself plus Oromocto, Hanwell, New Maryland, Lincoln, Kingsclear, Douglas, Burton, Rusagonis and the surrounding rural communities. Greater Fredericton is where I work and where I live.

I’m thinking about selling next year — what should I do now?

Get an evaluation now rather than in the spring. It tells you what your home is worth today, and it gives you time to do the one or two things that actually move the number, instead of rushing repairs the week before it lists. No cost, no obligation.
