What does it actually cost to close on a home in Fredericton, on top of the price?

On top of your down payment, budget roughly 1.5–2% of the price. In New Brunswick that means land transfer tax — 1% of the purchase price or the assessed value, whichever is higher — plus legal fees, a home inspection, and adjustments for prepaid property tax. On a $350,000 home most buyers need $27,000–$30,000 in cash all in.

I’m being posted to CFB Gagetown — where do military families usually buy?

Oromocto is closest to the base and the most common choice. Plenty of families also look at Lincoln, Waasis, Rusagonis or the south side of Fredericton for schools and a 15–25 minute commute. What should I check before buying an older home in Fredericton?
