Under $250,000

All of these sit well outside the city and all of them have appreciated faster than anywhere else in the region over five years — but the percentages are large because the starting numbers are small. A 100% gain on $100,000 is still $100,000. Commute honestly before you fall in love with the price.

$250,000 to $310,000

Gagetown · Maugerville / Sheffield · Stanley · Silverwood · Geary · Jemseg / Cambridge Narrows · Burtts Corner / Kingsley · Marysville / Devon

This band is where the only two addresses inside the city sit — Silverwood and Marysville / Devon. Both come with things to check, and both have their own page above.

The regional benchmark of $361,100 sits in the middle of this band. This is the middle of the Fredericton market, and it is where most of the established city neighbourhoods land.

Areas with too few sales to be reliable are not included in the index, which is why some parts of the city — Barker’s Point, for one — have no line of their own.

What a benchmark price is, and what it is not

A benchmark is the price of a typical home for that area — a consistent, quality-adjusted figure the MLS® Home Price Index tracks month to month. For the Fredericton region as a whole, the benchmark home is a 3-bedroom, 2-bath, 1,553 square foot house built in 1987 on municipal sewer.

Three things follow from that, and all three matter when you are house-hunting.

  • It is not the average asking price. Listing averages get pushed around by whatever happens to be for sale this week. The benchmark does not.
  • It is not a ceiling or a floor. Every area has houses well above and well below its benchmark. A $548,800 benchmark in Hanwell does not mean there is nothing there for less.
  • It describes a specific house. If what you want is bigger, newer, or on services the benchmark home does not have, adjust upward in your head.

What the number does not tell you

Price gets you a shortlist. It does not get you a decision. The things that actually decide whether an area suits you do not show up in a benchmark:

  • What the houses are actually like. Marysville and Devon cost more per square foot than Nashwaaksis despite being $106,000 cheaper — the whole discount is size.
  • What you will find in them. Aluminum wiring, oil tanks, basement water and failed window seals all cluster by era, and era clusters by area.
  • Servicing. Municipal water and sewer, or a well and a septic system. That is a different kind of ownership and a different set of questions — the rural guide covers it.
  • The commute, honestly measured. Not the map estimate. The real one, at 8am.
  • Property tax, which varies enough between municipalities to change what you can afford monthly.
